They’ve Helped Our Community, Now Let’s Make Them a Permanent Part of It
Welcome to the Homes for Texas Heroes Program, where we take pride in supporting those who dedicate their lives to serving our communities. Our program offers a helping hand to teachers, police officers, firefighters and EMS personnel, corrections officers, veterans, and others. Through our tailored home loans and down payment assistance, we aim to give back to the heroes who tirelessly protect, educate, and care for our fellow Texans. They’ve made our community a better place, let’s help them find a place to call home.
Let’s Talk Specifics…
The following professionals may qualify for our Homes for Texas Heroes Program with down payment assistance and fixed rate home loans:
- Professional educators, which includes the following full-time positions in a public school district: school teachers, teacher aides, school librarians, school counselors, and school nurses
- Police officers and public security officers
- Firefighters and EMS personnel
- Veterans or active military
- Correction officers and juvenile corrections officers
- Nursing faculty and allied health faculty
If your client qualifies, MFSTPO will provide them with a mortgage loan and funding to use for their down payment. They can choose to receive the down payment assistance as a grant (which does not have to be repaid) or a deferred forgivable second lien loan (which only has to be repaid if they sell or refinance within three years).

Mortgage Financial Services offers multiple loan products to make your client’s home-owning dreams a reality. If they don’t qualify for the Homes for Heroes Program, consider applying for our Home Sweet Texas Home Loan Program which can offer home buying assistance.
If your client is buying their first home, they can also apply for a mortgage interest tax credit known as a Mortgage Credit Certificate (MCC). To qualify, they must meet certain income requirements and the home must meet certain sales price restrictions.
