Welcome to the Homes for Texas Heroes Program. It is designed to support the individuals who serve and strengthen our Texas communities. Through specialized home loan options and down payment assistance, this program provides an additional path to homeownership for those who dedicate their careers to protecting, educating, and caring for Texans.

How this Program Helps Your Clients
The following professionals may be eligible for the Homes for Texas Heroes Program, subject to program guidelines:
Professional educators employed full-time by a public school district, including teachers, teacher aides, librarians, counselors, and school nurses
Police officers and public security officers
Firefighters and EMS personnel
Veterans and active-duty military
Corrections officers and juvenile corrections officers
Nursing faculty and allied health faculty
Eligible borrowers may access a fixed-rate mortgage loan along with down payment assistance. Assistance may be structured as:
Down Payment Assistance Grant – Funds that do not require repayment
Deferred, Forgivable Second Lien Loan – Repayment is required only if the borrower sells or refinances within three years
All eligibility, income limits, and property requirements are subject to program guidelines.

If your client isn’t eligible for the Homes for Texas Heroes program, MFSTPO offers multiple loan products to make homeownership in Texas more accessible. One option is a Mortgage Credit Certificate (MCC), which provides a dollar-for-dollar federal tax credit on a portion of mortgage interest—helping make homeownership more affordable.
